BUYERS: If you are able to buy you have hit "The Perfect Storm".
Here are some quick tips if you are thinking of buying: - First - speak with a lender (not an e-lender) about how much you can afford. Determine a monthly payment you would be comfortable with and let the lender know that. Often, on paper, you will qualify for much more than you would want to spend.
- Second - clean up any credit do so immediately or as soon as possible as this will affect your ability to borrow as well as the interest rate you are able to get for your loan.
- Third - once you know price range start targeting areas and begin comparing what you can get in each area for the same money. This may help you eliminate an area based on what you can buy with your money. If you have not already found a REALTOR® to work this would be a good time.
- Next - consult with a REALTOR® and don't be afraid to agree to a Buyer Brokerage Agreement. This agreement legally allows the agent to work in your best interest providing you with information that is critical to you in order to make a good financial decision.
