BUYERS: If you are able to buy you have hit  "The Perfect Storm".

Here are some quick tips if you are thinking of buying:

  • First - speak with a lender (not an e-lender) about how much you can afford.  Determine a monthly payment you would be comfortable with and let the lender know that. Often, on paper, you will qualify for much more than you would want to spend.

  • Second -  clean up any credit do so immediately or as soon as possible as this will affect your ability to borrow as well as the interest rate you are able to get for your loan.

  • Third - once you know price range start targeting areas and begin comparing what you can get in each area for the same money.  This may help you eliminate an area based on what you can buy with your money. If you have not already found a REALTOR® to work this would be a good time.

  • Next - consult with a REALTOR® and don't be afraid to agree to a Buyer Brokerage Agreement.  This agreement legally allows the agent to work in your best interest providing you with information that is critical to you in order to make a good financial decision.

Here are some quick tips to get your home ready to sell:

  • Maintain the exterior - this is the buyers first impression; make it a great one.


  • Clear out all clutter - these are items you do not need to have out or seen on a daily basis. If you are going to move you will need to pack so start with these items.

  • Clean everything - even the vents for your heating and air, polish faucets and fixtures so they shine.

  • Neutralize your paint colors. If you have selected paints that are specific for you consider painting colors that are more neutral.
